    That's just up the street from me. Rent has gone crazy here. $900 for a tent. WTF! 10 years ago I paid $1350 for a 2BR apartment. Now it's $2k or more for 1BR.

    Maybe I should rent my balcony out. It's 12x16ft. Hang a hammock up. Gotta be worth $6-700. Front balcony is 6x8. $400. Juliet balcony 2x6ft. $150. Front porch. $300.

    Letter to the editor, take it for that:
    I have been a landlord for over 35 years with over 31 of them here in Livingston. Seen it all and heard it all from both sides and can tell you as a highly experienced "private owner" landlord that rents are not too high (basic 8-10% rule) nor are landlords favored in the law. Times have changed dramatically and property values have skyrocketed because there are about 100 million Americans seeking to move to high enough ground to get them above the smog and water pollution line, out of the massive drought, flood and storm prone areas where they can breathe relatively clean air and drink the relatively clean water that we take for granted here. This inspired huge investment companies to buy up every piece of Montana.

    Landlord bashing simply drives local private landlords to sell out to corporations that hire management companies to collect rents for them. There are few actual "individual" landlords left. I believe the majority of rental housing is now corporate owned and our current landlord-tenant laws do not appropriately regulate and make management companies liable for violations of the law. First, last AND deposit. It's first and deposit — last is just additional deposit nefariously misnamed and should be banned by law! That is what our representatives need to act upon, the management companies.

    Private landlord that live here are the only landlords left seeking to keep rents affordable for locals. Corporate decision-makers don't live here and are purely profit-oriented because that's what the investors want. The ever decreasing number of private landlords, myself included, are getting fed up with bad tenants that can cost us thousands, courts that ignore the law, and incessant landlord bashing. Landlords didn't create this situation — humankind did. It's something we have to live with now, like it or not.

    What I've learned from decades of being a renter and renting:

    Management companies are the worst thing in existence. They are rewarded for treating EVERYONE like garbage. My white hot hatred for rental management companies will never die.

    Funky old rentals always come with funky old landlords.

    Hustle Culture and Shitbag Culture are tangential. Often times, people cross into the Shitbag realm with no self awareness. Its a strange place to operate. I see it all the time in the contracting business.

    My opinion is that landlording is a hard job. I basically only rent to friends or super solid referrals. The renter/landlord relationship has become dysfunctional and it sucks for all involved. It is definitely contributing to the housing crisis.

    Spiralling rents are directly connected to the fact that most of the new-build housing supply is expensive, investor-fund build-to-rent, backed by government through tax breaks and incentives. In 2022, 58% of all newly built homes in greater Dublin were bought or developed by investor funds. Countless people are being locked out of buying a home by the reliance on these global vulture funds. I prefer to call them vampire funds because they seek not to buy and sell, but to extract high rents in perpetuity.

    Grand Rapids is awesome. All that toasted cereal from the Kellogg plant's makes the city smell like a bakery.
    Detroit losing out to Toledo is just another slight after all they been through.
