    Is their a listing for 280? That seems low, the shitty new townhomes across the street are sitting at 550-650+. There are dozens of them not selling.

    There's a ton of these units going up next to creekside and I don't think they're having much luck moving any hence the bulk discount. https://www.zillow.com/homedetails/3...94658437_zpid/

    The new one's 10 feet off the highway at South Bates didn't sell in bulk for the 2.5 million they were asking for 3 units so they've got them for sale individually.

    I have to think these developers missed the peak and are losing their ass these units sitting vacant?

    That's what I'm saying. Some of this shit just don't make a damn bit of sense. It's degenerated into the dirt pimp festival of greed again, just like in 2007. Fuck tons of outside money and would-be players drawn to an overheated market like shit flies to a big ol' turd.

    Once again, hardly anything good came from it. The county still needs money. The hospital is inadequate. The roads are still crap. Driggs water supply is sketchy and the water treatment plant is the worst in the state.

    Hooray...Sotheby's made another fortune and now we have a bunch of douchebags driving their Mercedes and Porsches to Broulims.

    Yeah, that what I was getting at, hopefully someone decides to be a long term property management mogul so they generate some revenue, and increase the rental housing pool.

    Idaho is so weird, we'll shortly be swimming in impact fee money but because of the law pertaining to budgets and inability to spend impact fee money on wages continue to be short staffed. Shiny new facilities and trucks with nobody to staff them.

    But hey we get a Tractor Supply and MacDonalds!

    I generally agree with your thoughts on the state of Teton Valley but I don't think the lack of cheap housing in Drictor is going to have any effect on the economy on the east side of the hill.

    Its almost like some people forget that the primary function of housing is a roof over your head. Why would you buy? Why would you rent? Because its better than sleeping in you '92 Buick?

    And yes, TV is its own special kinda fucked. We will see what this winter brings.

    The state is working on an EMS commission to guarantee services throughout the state. When the surveyed housing cost to household income they had to exclude Teton County Idaho because average household income is 75k and housing median is North of 800. It threw the entire study off for the state because it was so out of whack.

    Madison just matched their SO pay to our so I cant imagine most of the deputies making the commute are gonna stick around for long.

    The wage suppression in the Public Sector is crazy. I'm the Treasurer of our +/- 300 household Water San District. We have employee retention issues. I'm trying to raise starting pay to $35/hr. It would cost ,$100 per year per household and would lead to cost savings to to decreased training costs, overtimes, subcontracting and so on.

    I just don't get it. Send the fucking bill. These are almost all 2nd homes, wealthy retirees, STRs averaging well over $1mill. People look at me like I'm crazy. It is such a small part of the budget. Trucks, pumps, rate studies, engineers, attorneys...no problem. Employees...problem.

    ^^^ For a water district employee $ 35 p/hr is kinda a bargain.

    A friend of mine manages the transfer station and he can't find employees. Jackson pays $10/hr more for the same job. And, to get any new workers, they have to offer untrained incompetant kids almost as much as they are paying the guys who have been there for years and know how to do everything. Training is a big money pit. Once a guy has been trained up on heavy equipment, he's usually going to the construction industry to make a living wage.

    alot of the get rich quick small time developers don't really have the full costs built in to a build budget especially taxes and holding costs
    cause they are riding a wave
    except that wave is crashing although realtors (TM) are using terms like "soft landing"

    well holding costs will bankrupt a project and send it packing to foreclosure
    the correction is here people are holding onto their high prices pretending its all gonna work out
    labor will not go down in costs no matter what especially in labor limited markets

    we have a development in scummit county being built by an out of town get rich quick shyster pretty much everything that can go wrong has other than the job site death it's all pretty comical because he never had the money and figured he could do things as cheap as possible he's finding out thats not true I imagine by spring he will walk away

    Totally. We’re sitting at a 33% retention rate of our hires over the last few years. People work just long enough to realize the pay is better elsewhere without the costs and bounce. It gets expensive quick.

    Yeah, a while back I posted about a friend of a friend of a friend who was illegally renting out his storage shed in a junkyard for a $800/mo. I think its borderline unconscionable but, in his mind, it's a big improvement from living in a car so it's worth $800. The dude genuinely thinks he's doing people a favor.

    That's where we are though; we can't find municipal workers because the pay gets you housing in a storage shed not much better than a jail cell. Jail cell has a toilet, at least.

    It's a big fucking joke. The boomtown that can't even afford a DMV. The big real estate play endlessly hyped as the next Jackson and we got to drive to another county to renew our driver's license. The new hotspot for millionaires that has a ratass dirt road in front of the elementary school. The natural wonderland that has the worst water treatment record in the state. The supposed new haven for rich retirees that has a barebones hospital and practically none of the healthcare specialists that rich retirees depend on. A big joke.

    It's not all bad though, we did build the hell out of that airport. So, if you use a private jet to access your healthcare, you are in luck!

    there are a fair number of people who have always just rented for a lot of reasons which was OK until it wasn't which is now

    I have Family who can't afford to rent if there was anything TO rent let alone buy in Vangroovy

    actualy the Buick is a large car and would be one of the better choices to sleep in and the Roadmaster wagon has very stylish fake wood grain

    It amazes me that not to long ago, below grade ( basements) didn’t count as square footage.
    What was once a 1500 sq ft ranch, is now a 3000 sq ft house.
