    One of the biggest impediments to building in the cities in Summit is the permit process is fucked. Frisco is especially bad with permits taking months and months to go through for no real reason other than the guy in charge sucks.

    We are considering building an ADU on our property but FKNA the costs are ridiculous for that too. Maybe I'll just put a tiny home in the back yard. ha. Would be nice to rent out the main house when we retire and have just a little ADU to stay in when we come visit.

    Nice! My path is similar but maybe I'm a bit less strategic. I truly don't give a fuck who does or does not like me. I go to the meetings and undress whomever. Did it last night. I have no power and the train will just keep rolling, but I try to hold people accountable. A few of my peers are running for Commissioner. It will be interesting.

    check out this castle in westernville. solid town, right on the lake, with excellent skiing just steps from your door! in fact the previous owner was also the previous owner of the ski area and walked to work every day. it was built rock solid in 1918 and has been owned by the same family the whole time.

    Fuck. My property is going for $450k CND. Close to amazing paddling and backcountry touring. World class hunting and fishing abound within 1hr drive. Half day’s travel to Vancouver, 1.5hr drive to full service city. 2000sft stick frame house on less than a quarter acre. Good quality professional occupations here hard to find unless fully WFH.

    If I was a US citizen, what are the downsides to that place? Seems damn nice, other than far more house than I need (but lots of room for toys).

    there are no downsides to the upstates... and it is damn nice. very well maintained by people with the time, money and skills to do it right.

    oh, and the lake is a reservoir for the canal so the water level will vary over the season depending on rain.

    yeah i would be asking 450 ish for this place ( 2000 sq ft total 2 story nothing special box) and its nowhere near the house in the pict which I think would be double up here

    Property taxes don’t bother me. Corrupt politicians, senior bureaucrats and nepotism bother me, but not taxes under a good plan. I like good schools & libraries, public facilities and critical infrastructure upgrades. Those have been sorely underfunded in favour of tax incentives/cuts for the resource barons and local ‘royalty’. I don’t pay enough here IMO just to keep up with maintenance and mandatory upgrades.

    But don’t you live in a van? What the fuck are property taxes to you?

    I guess some of us realize that everything we have is a result of us working together, contributing more or less equally to the account. With an ever increasing technically and socially complex society, the greater our individual contributions need to be to support that which many take for granted (on both ends of the wealth spectrum).

    Only brain dead dipshits or religious fundamentalists believe modern services, infrastructure and healthcare just fall from the sky.

    That would be so appealing if I wasn't so sick ass tired of working on houses.

    Recently just worked with my third climate refugee in the last year. These people were buying a "summer" home where they could actually go outside in the summer without dying from heat exposure.

    This is happening and it will be interesting to see how it pans out. Rich white people, who arguably bear some, and sometimes a lot of responsibility for this, can just keep moving north and leave the poor people behind to fight for water and stew in the increasing heat.

    People have been moving out of those southern states to escape the heat forever.

    We just need to make sure we have reliable energy sources so people "stewing" can have AC and refrigeration, etc.

    The weird thing is that people are moving to southern states and away from northern ones, despite the warming climate (and some of them even like it). https://www.northamerican.com/migration-map But that's probably mostly a cost of living thing, perhaps with a side of fewer regulations. Meanwhile the ones that hit it big in places like Austin quickly buy a mountain home and stay there 2-3 months of the summer.

    I experience and hear about this complaint all over these days. I am looking to dip out of my corporate gig in the next few years and want to start a company mostly dedicated to 3rd party review for jurisdictions. In the current construction/permitting climate i think it would be an easy sell to City's that we could provide an expedited review option for developers/builders. We would just 1.5x the hourly cost of normal review so that we make good money, and the city also gets some money for doing almost nothing. Id imagine there are a decent amount of good engineers/planners out there who would jump at the opportunity to work 30hr weeks in cool mountain jurisdictions doing easy 3rd party reviews for good money. If normal review fees are $6k, i dont think any builder/developer is going to bat an eye at $10k review fees if the review timelines are legitimately expedited. Time is worth sooo much more than a few extra grand at that stage of a project.

    What are normal/ reasonable building permit fees?

    I just got charged >$11k for a 2500 sq foot building. On the plus side turnaround was only about 4 weeks.
