    A broker open house is to show other realtors.

    The regular open house is to get buyers. Not just for that house. But future clients for other sales.

    You would think. But lots of people like to go to open houses, sometimes just to look but sometimes because they're interested in buying but either don't have a realtor or don't want to coordinate with the realtor they do have.

    We bought one of our houses through an open house. We looked at some scheduled houses, (I think three), in the morning, and we were heading home, saw an open house, said “Well what the hell”. Ended up buying it.
    Part of the deal is it was a one bedroom cottage and we weren’t considering that, but realized very easily we could do a remodel and make it two bedroom.

    This is absolutely fallacious. Open houses have always existed for the primary purpose of the broker sitting inside to generate new clients. Period, exclamation point. They will not disappear because, well, brokers like to generate new clients. New agents will often canvass their (or even others') offices to hold as many as they can so they can get out in front of prospects.

    Because opens are so common and have always been part of the process, the myth that has developed is that sellers think they are necessary and productive. 99% of qualified (ready, willing, able) buyers already have agent representation and will 99% have exposure to the property whether or not it is held open if it falls within their general needs.

    Do they sometimes have other outcomes or lead to a transaction? Absolutely, but that ain't the 'why' of their existence.

    And to speak directly to the comment below, dude, brokers have access any time they want for previewing purposes. They don't need someone else to unlock a house for them.

    But hey, WTF do I know after 34 years of practice?

    hah, totally. My ex used to love going to open houses. And when we remodeled our kitchen, we used the design of one she liked a lot (even contacted the agent/seller to find out who their cabinet company was).
