    ^ the house sits easily 25' above the river...access might be a problem but I doubt it would flood the house.

    Agree with byates1...at Magic, that house would go for $650K easily.

    In the 30+ years they have owned the property, there have certainly been some flood events. The river came up to the road edge a few times but the house is up high, as MNIAW pointed out.

    I was a bit surprised at the asking price as well. Where I live, in Ontario's "cottage country" it would easily list for a million CAD. Things are are affordable in the NEK, I guess!

    ^ If you want to ski Saddleback, make sure you link up with singlecross. I skied there with him last January in about 6" of pow and we were finding fresh all day. But bring your big boy pants, the dude rips. And he knows that place like the back of his hand.

    One of the best parts about this kooky little corner of the interwebz is meeting and skiing with Mags at their home hill… I’ve met some great folks and been shown lines I would have never found leading to great days in the mountains. I’m always happy to pay that forward to fellow travelers at Saddleback in Winter (or Acadia in Summer). Hope to ski ya soon!

    edit to add: Also that time that my motorcycle shit the bed and VT-free came to the rescue with roadside assistance. That was pretty awesome too!

    Black Mountain of Maine, a non profit ski area, is having some glade work days coming up. Sure would be great to see some mags show up. Black may have more jumps served by one lift than any other mountain in the northeast when the snow is in, seriously. Work days Saturdays 9/23 and 9/30 starting at 08:00.

    No one is getting 40k for that van, if it cost money to waste everyone's time on CL maybe the ad would have a reasonable ask.

    ETA:

    Here's a climber's high mileage but newer sprinter, you could take it and pocket the difference for repairs or a year of college at Albany.

    Yeah, the market actually seems to be kind of normal almost again but maybe some people bought things at the height of the pandemic and think it's the same? IDK, 40k, crazy.

    This Bromley pic is from a few years ago, before Christmas. I was with Peruvian, Goniff, and a few others. We were ducking ropes to get onto the East Side and the Patrol didn't really seem to mind. One turn after this pic, I hit a snowmaking pipe that runs down the middle of the trail....

    That looks like the day you guys hid & threw me to the wolves (patrol). He was very cool i remember. Told me,...."if you're going to ski closed trails, please do it with someone."

    a sort of reverse of that: about 15yrs ago big daddy, me, plus 2 poached MRG trail map woods after 3pm. got caught exiting. bd and i were contrite but others were mouthing off to patrol having exited up trail. not thinking quickly enough we **didn't** pretend not to know them. we got perp-skied all the way down to base, but no blacklisting or forced labor! able to return
