Re the sex offender thing--might be worth finding out the details of the case, because there aren't a lot of convicted rapists running around free and with the
wherewithal to develop a property. Was this one of those statutory rape cases with two consenting parites, one a few years older. Not that that's OK but it would make a difference in how much of a threat this guy is.

Start a daycare in your home. Registered sex offenders can't be within X feet of your house.

If someone has paid his debt to society and is following all the rules afterwards, and you have a problem with that, maybe *you* should move.

Same with the property. If you and your neighbors didn’t want it developed, you had the last 30 years to buy it and protect it. You chose to let it sit and now if you have a problem with someone legally developing it, you should just move rather than telling someone else what to do with their property.

But since the topic came up and I’ve never looked, there’s nine rapers and three kiddie porn dudes within a mile of me. All seemingly old enough to not be able to chase down much and convictions in the 80s. Still gross.

Can't tell how steep that is. Given the fault, Ima guess it's steep and not that stable, and those properties on the top are already on borrowed time. Rustle up some articles on slides and slumps and the resulting broken houses and deaths. There was one north of Seattle a few years ago, that stirred up the media, but there's lots of examples. Use those to rile up the neighbors for support. Also bring in the atmospheric rivers topic. Usually it's one of those that gets the dormant slides moving again.

I know nothing, but geotech may be the best way to scare this off. Convince folks the land is unsuitable for development. It probably is. And regardless of development, learn the signs so you know when to move, before your house is in that drainage with another house on top.

Good point. There was a big one in Boise a few years ago. Can’t remember how many million dollar houses were a total loss, maybe 5-7. Still might be tied up in court.

Deer Creek used to be a major spawning ground for steelhead for which the North Fork of the Stilly was reknown and storied by Zane Grey and Roderick Haig-Brown. Logging in the area caused major landslides into Deer Creek, destroying the fishery.

I live in Salt Lake City, and there is a large parcel behind my house with a fault line going through it. The owner is an asshole and has been trying to sell for 30 years. Developer after developer has passed on it, and now there is a guy who supposedly will be doing some drilling to determine fault line location. His plan is to begin building in 2 weeks (I doubt it... but...). Apparently the plan is to close on the lot, build a single family home. Past developers have looked at trying to get as many as 9 homes on the parcel, this guy has produced a drawing for 4, but the word is that he wants to just build one for now. I think it is a get the foot in the door and the sue for subdivision and entitlements.
What are levers available to gum things up and make it as difficult as possible for this guy to get his permit? Permit is not issued as of yet to my knowledge. We have spoken with the city many times over the years and they understand the significant challenges of building on the lot, including steep natural grades and cliffs, active fault lines, lack of storm water drain easement, required private drive and road to any homes that will not be maintained by the city.

Looking for ideas that we can act on to gum things up and make it as difficult/expensive for the guy as possible. Does not help that the guy is a convicted rapist, and was recently arrested in Salt Lake for knowingly failing to register as a sex offender.
