CAST is pushing for vacancy taxes.
I do NOT understand that.
Most mountain towns bitch about being overcrowded, so it would seem to me that with such a tax you are incentivizing more crowds by discouraging someone who has an empty propertd from leaving it that way and encouraging them to fill it instead (probably STR) of just using it occaisionally themselves. Such a tax doesn't seem like it would incentivize any sort of solution to affordable housing, mostly just revenue and crowding.

the local gov't is doing a great job rallying the low wage workers into a frenzy of class warfare
which in turn allows people like me to pay substandard wages since the gov't will pick up the slack with redistribution of tax dollars and the continued building of the projects and low income housing
yet these freshlyminted locals all rally against tourons from texas and second homeowners
unable to realize the hand that feeds them and why we have so many great amenties
and hey don't get me started on the tiny parking lots and lack of pit toilets at trail heads
cause you know everyone is going to arrive at a trailhead freshly pooped and riding on rainbows and unicorns
but since smaller lots equals less usage because no one can park there
and millions and millions of tax dollars are spent every years by gobreck to pimp out summit county and breckenridge so people spend their vacation dollars here
I got really really bitter by mid summer pardon me

At least Summit has some transparency it it's agenda. In Grand County, I feel like we just follow Eagle and Summit as the circle the drain. But we do it in a more throw your hands up, small government, finger pointing clandestine way.

Objectively, is seems like a bigger better ski area. People will rage. Others just raise prices. It's been RIP Powder Days for years. I think the next shoe to drop will be Alterra's funding announcement. I'm guessing we are next in line after Steamboat.

Foggy, Underoos, or anyone else who might know something: what can you tell me about Hi Country Haus as a place to buy a condo? Not buying yet, more like 9 months or so from now, but starting to window shop, and in my price range, HCH is a likely target for WP (there are more options in Fraser but my first choice would be WP proper). I obviously know that they are old school condos, a buddy owns one (and I'm gonna pick his brain too) and I have been to his place so I have at least seen the outside (and the inside of one unit). So I am surely not expecting luxury, but there are lots of things a quick look may not show ya.

The biggest issue with HCH is the deferred maintenance, special assessments, hoa and so on. I believe they have a master HOA and then sub HOAs by building or phase.
They've been spending a lot of money over there. Which is not necessarily a bad thing. It is STR central. The lowest priced units will have shag carpet in the bathrooms.
I've lived there, done a bunch of remodels, know all the management companies, ride my bike through there and so on. And ToWP taxes are gonna increase the way they like to light money on fire.

I'm a home inspector here (flame away) and I've done a ton of those units. As Foggy said, you get what you get. Some of them have been updated and are pretty decent and even have laundry, and some of them are pretty ghetto. They don't allow me to go into crawl spaces anymore, so that's a clue. And yeah, STR central. But if you want walkable to town the units next to the creek are kinda nice in a college apartment kind of way. Also a a bunch of them have aluminum wiring that hasn't been mitigated.

The property management company. There are around 20 buildings and the crawl spaces are all accessed from locked common areas. We used to arrange access for inspecting lower level units but the management company doesn't allow it anymore. I wasn't finding anything too drastic, but I guess they didn't like it. Same thing with Meadow Ridge, another complex in Fraser.

Similar but different. If your intended use is, maximize STR income, bike ride from town, walk to concerts and restaraunts (pro tip: they all suck) and , if it gets build, be closer to the town gondi, they Highcounty Hood. But envision the scene there on the 50ish busy winter days. The parking lots are small and muddy, the 3 floor, deck access Melrose Place Scene is exactly what you'd expect. Noisy, kids everywhere, the cleaner has you blocked in, you gotta wait for 3 buses to get to the ski area and so on. In the summer, people hang and party on the entrance decks so its a bit like a tailgate.
Ghetto Ridge. The buildings are more spread out. Parking is much easier. They are more of a low rise, private entrance set up. Way more sun. HCH is dank. To me that matters. I think most of those units are electric base where at HCH they are on boilers. Audit the utility bills.
A smart play may be to visit on Labor Day Weekend and just kinda hang out and envision living here. What matters to me may not matter to you. Budget is what budget is. I'd rather own in a small complex where you smile and wave and have you HOA meeting in someone's living room. You are friendly with the neighbors (have their phone numbers and such). That type of thing.
Either here or in PM, give me your general budget and bed/bath desired and when I'm couching it, I'll look at the listings and see what's out their, what buildings I like and so on.
And back to location, I used to say, "you gonna get in the truck and drive to the ski area, so what does it matter". But this is changing and nobody knows exactly what it will look like and when. The bus scene isn't great when it's busy.
