    Wow, and those folks in Bend had the balls to start that place at $2.15 million. I bet they bought that place for <$500,000 and have hardly put any money into it.

    It's too expensive to be a tear-down with what bare land goes for in that area, and with construction costs being what they are today; it's just a ripoff.

    Yep. New lots coming on the market that are about 10k sq feet in NW Bend with views looking out to the Cascades are going for $425k. I know a few people that were able to buy lots because they have ties to the RE Agency handling the sales, and they were able to get in for $325k with putting down a refundable deposit about a year ago. They just made $100k in 12 months if they decide not to build. Probably when phase 1 kicks off next spring, the lots in prime West facing locations on the ridge above Shevlin park will be going for closer to $500k.

    Lumber ain't getting any cheaper, just keeps going up and up.

    But the property tax bill is $4000/year less than what my parents pay on a house in NJ that they just sold for ~$550k. So it has that going for it, which is nice.

    It's 3+ acres on the river, the existing structures are just a distraction.


    The double wide becomes the "smoke house" and "grow room" and then a really nice house where the garage sits now.

    I always remember driving by that place growing up on the way to the beach. Always seemed like a ticky tack "fraud" allegation to me.

    The location is pretty stellar. Greenheads are probably ridiculous. Lop off a mill just for that though.

    Yeah, old man Fuller let it go to shit. The new owner brought everything up to snuff. The barn is awesome inside and the old barn office is untouched with all the Dancers Image archives.

    The "Redstone Castle" is actually a gigantic, historic manor that dates back to the turn of the twentieth century. That place is kind of worth $16.9 million. I believe it is zoned to allow for commercial uses, and was a pretty popular spot as a wedding venue around here if you had the cashish. There's even an abandoned ski area on the property.

    The ridiculously gaudy place for $21.5 million was built in 1999 by utterly tasteless people and is just a single family home.

    I live about 3 miles from both of those places.

    Interesting area. Never been down that road...seems like a lot of money in that town.
