From Econ70: "US new home sales fell to an annual rate of 694,000 in 12/19; a mildly disappointing end to a dismal decade which saw single-family new-homes sales average just 484,000/year. In the prior decade (2000-2009), single-family sales averaged 901,000, in the 1990s they were 700,000/year, in the 1980s 610,000/year, in the 1970s 656,000/year and in the 1960s 512,000/year. That said, 2019 sales topped 2018 sales by 10.3%"
Pretty simple economics- not enough homes= higher prices. Too many NIMBY's and high building costs to keep up with housing demand.

one of my good friends is a home inspector most of the houses are run of the mill nothing out of the ordinary then occasionally he is disturbed by the filth and run down trashed homes he enters
did one recently where he went back to the car and got a dust mask to wear for the whole inspection another he was lucky enough to see 30 year old homemade wall paper consisting cut out photos from hustler magazines.

Serious check in. What are people seeing their local market do in terms of activity and market price? I’ve been skeptical of the trend continuing but I’ll be damned if Seattle area RE isn’t on fire again like 3 years ago. I’m losing out on multiple offers as buyers agent with winners bidding 20% over ask.
My wife wants us to buy the killer mid century modern house about to hit the market next door but I’m feeling uneasy paying this inflated price here at the moment. Pretty sure the combo of; rates and spring are driving things here. Oh and amazon announced 15000 Corp jobs coming to town. Maybe I just buck up and lock in a 3% 30 yr..
ETA Pretty stout list of employers coming to town in addition to Amazon. Talking Bellevue, Kirkland, Redmond.. outside Seattle -but there too.

We put our house up for sale February 20 and a couple days later the stock market tanked. (Last time we put it up 2 days before Trump instituted China tariffs and all that uncertainty it led to in the shortish term). We have not had a single person interested in seeing the place in the 2+ weeks it's been on the market this time. So from a limited sample of 1, shit kinda sucks now in real estate.
