    If local municipalities did the following on a large scale we'd see a boom in building and a moderating of home prices:

    1) Get rid of height restrictions
    2) Get rid of parking requirements
    3) Get rid of SFH zoning
    4) Switch to land value tax

    Since none of that's happening we're going to see continued supply constraints.

    Or use a property tax surcharge on non-primary residential properties to fund workforce housing.

    On parts 1-3, in 2019/2020 CA tried to pass Senate Bill 50, which would have aimed at high density housing near transit centers. It didn’t pass, in part, because it would have also loosened multi-dwelling zoning, and current homeowners went NIMBY to protect their property values.

    I don't know about the particular Bill nor the accuracy of the reasons it didn't pass....but as a SFH owner its not about property values for me....its 100% about the type of crowd that dwells in multi-dwelling places....aka apts.

    As a former apt dweller...I wouldn't want me in my apt dwelling years living in my current neighborhood either. Safety, culture, cleanliness, etc are important reasons.

    If you are a apt dweller yourself....sorry if I offended you...but someday you will understand IF you desire to and eventually do you own your own SFH.

    I get it; been both homeowner and apartment dweller. But, at the same time, people bitching about the lack of affordable housing but who also want to shut down denser housing options are being a bit hypocritical.

    I won’t call it necessarily affordable, but we have more deed restricted employee housing, than any other resort in North America. I’m all for it. Especially when it’s done well.

    But not the way he suggests. They tried that in Chicago, it was called Cabrini Green.
