    Once consumer confidence wains while inflation sucks everyone dry, rates rise, and pop goes the weasel. Ask yourself this; once a correction starts why would anyone buy when the obvious appreciation trend is sharply turned down? Inventory is coming - no doubt. People who are in forbearance and cannot qualify for modifications (ie have a job and DTI) will be racing to capture any equity in their house before- pooof it’s gone.

    Being in the industry I’ve been focusing for 4 months on a career 180. Working to grab a skill and a pension. Selling excess and hoarding cash. Will put my agent hat back on in about 3-4 years.

    Have you thought about renting your place instead? As I contemplate leaving the former shangrila it seems like the better long term move in my situation, despite the allure of a large short term cash infusion. If my memory serves you've owned your place for a long time and would probably cash flow really well given the rental market in Boulder.

    Either route, I hope it works out for you.

    I also hope the market plateaus and doesn’t tank. I’m still trying to figure out how my local market would tank with recently landing on a top 10 list, constrained land supply, building backlog, long term trend of an influx of out of state buyers, etc. I also can’t see how these out of the way places like Libby, etc without much of a job base or recreation attraction are going to hold their value long term.

    The west has drought, wildfires, hazardous smokey summers, earthquakes, volcanoes, lahers, overcrowded ski areas, overcrowded trailheads, national parks that have turned into gross disneylands, homeless camps in the bigger cities and a few other fun problems I can't think of off the top of my head.

    And our home values are going up daily somehow.

    You realize that's because people proposed those changes right? NIMBY's and existing owners "protecting their neighborhood" in many cases. There is a balance possible, but it requires not painting with a broad brush and say "oh nos the gubbmint messed it up"

    The government is made of people, and there's local, state and federal. When was the last time you went to a local meeting to propose improvements or even understand things? Most don't. We don't want daycares next to fertilizer factories, but we also don't want to needlessly restrict.
    The housing and affordability crisis is the result of decades of decisions and market activity, not one thing.
