I guess is long as you have done your DD, then come up with a dollar value that you feel the property is worth, and be disciplined not to go over that in your bidding. Good luck!

I got screwed by BA’s online auction.com in 2013.
Paid $7500 deposit up front to participate and submitted financial info.
Ended up highest bidder.
“We’ve accepted another offer”.

My former company (tech, >500 employees, I was there until August) announced today that no one is going back to the office until July 2021 at the earliest and that employees can now be permanently remote with manager approval. The company is seeing all-time record profits right now with everyone at home.
Glad I pulled the trigger on mountain town real estate when I did. I'm sure other companies will be making similar decisions. Several former coworkers have contacted me asking for info on where I'm living- they are all looking to escape the Front Range. With their wages, they will easily be able to live in ski towns. One just pulled the trigger on Bozeman, another pulled the trigger on Breck. Another is looking at Steamboat and possibly here (Teton Valley).

Good for you Kevo. I was a beach guy when I was younger and was clueless that at 45 I would start skiing and develop a love for the mountains. Now I have the perfect beach life style setup and find myself longing for the mountains. I am so dumb not to of bought a small place in Mammoth in 2012 when prices bottomed, as now I don't want to rock the financial boat heading into retirement. Maybe if prices tank again, but I am not holding my breath for that

Seems like more listings on redfin are not allowing price estimates to be shown. Ran across one property tonight where this was the case and redfin was the listing broker which I thought was funny.

My work from home friend just finished a two month road trip looking for the cheapest place near good skiing in the West and claims it was Teton Valley, ID. And since Idaho is libertarian and doesn't believe in laws you should have Walmarts and Costcos popping up soon and sprawl all the way to Idaho Falls. Front Range transplants will fit right in.

Reading all this bullshit just makes me sad and triggers my anxiety. If only a well paying profession home equity could make me happy. I wish I could just move to Parshall, take the winters off and live in La Grave but there are probably douche bag work from homers fucking up that place too.
Nothing personal, but don't expect anyone but the realtors and developers to roll out the red carpet. It gets so hard for me this time of year when I have to think about not being able to get excited about skiing. It just creates worry and dread. I go back and forth between throwing in the towel and having hope that I can alleast get 20 days of fun between Wanker Park and Berthoud.
I really do try and have a good attitude and I got no hate but it just seems like a breaking point. COVID, fire, WFH, real estate prices, rent. If you come into this town, try not to smile. Seriously, its a dark time.

I feel like I could be far more creative than most of the WFHers are being if it were a possibility for me. Foggy is on the right track with La Grav. I sure as hell wouldn't be in the US that's for sure. But alas, the wife and I have non-remoteable jobs. I guess the grass is always greener.

As times goes by, I just get numb to most of the bullshit and that is not good. I was listening to a Moth Radio Hour about a guy that lost all emotion, good or bad, when on anti-depressant medication. That's what I feel my coping mechanism has become. No excitement about upcoming powder days or epic tours. No feeling towards moving trucks, Q7s, Chet and Buffy.
I can usually make it a couple weeks at a time. This summer I made it about 6 months. I look forward to the monotony of work. It is just so strange to struggle to enjoy riding your bike, going fishing, walking the dog and going to the ski area.
Luckily I can ride my motorcycle and fly my paraglider. If it wasn't for that I probably would lose my mind.

Kinda funny for someone from the Wasatch front to call out CO or ID on sprawl.
How much open space is there between SLC and Draper? And how long does it take to drive from Sandy to the lift lines at Alta these days? What time do you need to wake up to get a parking spot?
The Wasatch Front and SLC valley is a textbook case for the mismanagement of land and a complete and utter disaster when it comes to urban planning.
I wish I didn't agree with you that ID is going to quickly become the things we all hate about CO and UT though.
