    Well unlike most people out here I actually want MORE people to move to Montana. Especially mountain bikers. There are amazing back-county rides that we don't have enough volunteers t get cleared with any frequency. Our local organizations need more donations to build jump trails and work on advocacy. And we need more people willing to goto meetings and contribute to forest plan comments so the Wilderness society doesn't keep kicking us off rides that we do all the work to keep open in the first place.

    The deal with my neighbors fell through. After being very excited about $760k last night they wanted to do $745k today. I walked away.

    Guess it's time to go sell if for $825k on the market.

    Kevo, is Redfin in your hood? They list it for 1% and then you pay the buyers agent 2% so 3% in total commissions. If the market is hot, no way am I paying more than 4% in total commissions.

    Colfax, Grass Valley, CA foothills area is close. Exceptions are chill locals and the 2b2b for 350 needs some work.

    Thanks all. Redfin is in my hood but I won't be buying with them so it would be a bit more expensive. I'm talking to a couple realtors in the next day to get a few opinions and then I'll go from there. Also called my neighbors landscape dude who is cleaning up front flower beds and adding a couple flowers for curb appeal.

    Gotta touch up some stain on the deck and paint some trim and then the house is good to go.

    Hoping to list next weeked or the weekend after.

    I know just such a place.
    A 2x2 1100sqft with double garage and pad for huge ass land yacht just sold for $350. Place is 10 years old, was lived in 4 mos per yr.
    Skiing at two mediocre resorts, both within an hour.
    Backcountry requires long slogs
    MTB is mediocre. Lot of hiking trails.
    Flat water, whitewater are good.
    Excellent fishing
    Schools are excellent, weed is legal, internet is good in town, lot of beer.
    The locals are mostly entertaining. The tourons more so.
    But I would have to kill you if I told you where it was.

    This place never ceases to amaze me. Some good responses to my question even though I was trying to make fun of some of the bickering (by eliciting more). Better than many of the real threads on that topic. Got a pm on some town I'd never really heard of that probably ticks most of those boxes. So an honest thanks to everyone.

    The borders I was speaking of are the Idaho/Washington and Montana/Idaho border, not the Canada/USA border. Easy to sneak weed across state lines in the USA, especially the Idaho panhandle. Not easy to get past the border guards.

    Sometimes cops wait by the side of the road just inside the ID state line. I didn't get pulled over (for no reason) last time, but I did the time before. The cop turned out to be ok, but I wasn't guilty of anything.
