Yeah, true 'dat - inequality is a growing issue for us. Still, we have high median incomes relative to other countries. The problem is we also have less support for those at the bottom end of the curve than other high income countries and arguably more hostile policies.

More people are liable to lose jobs first(economy tanks), then cause the housing market to crash. As long as there are jobs people will still be paying rent, and mtges so market may end up lower, but not in a crisis so I don't think a housing market correction will kill the economy. Being upside down on a home is way more palatable than walking away from homes as in 2008,9 and we have willing buyers when foreclosures resume en mass.
Last time Wall Street put the world banking system on the line w no doc loans and derivatives. I don't think that will happen again.

Definitely seeing more inventory come online in my part of Montana. The pandemic buying furor appears to have subsided. Lots of price reductions by people who waited too long to list their house.

Many of the people who fled urban areas and moved to the Wild West during the pandemic are going to see restaurants opening back up, sports games with crowds, theaters with audiences, etc., and they will start to migrate back to the action, because they miss it. Those second homes will become an albatross, they'll see the market dropping, and lots of stuff will be coming up for sale, especially once fall rolls around. If the bitcoin bubble bursts, that will exacerbate the trend, and if the stock market follows, then RE will really start plummeting.
Looking forward to buying a 2 bedroom condo in Big Sky for 75k, like I should have done in 2009.
