    Property/Land Thread: Good Deals and/or Good Finds

    I searched and couldn't find a thread that posted good deals or actual good properties, only found the one making fun of Zillow/Redfin gems. This is not that thread.

    literally the most mountainous land I have ever seen listed at a decent price:

    Looks like a good spot for mag basin. Bruce Willis land trust owns the adjoining lake parcel.

    $400k ($2k an acre) for non-contiguous lots with access & development issues? seems kinda steep. There’s random claims for sake around Silverton, CO too, not sure if you can do anything with them these days

    Theres some nice mountain/river trails places in Argentina/Chile unsure of current restrictions

    Gotta get a patented claim if you're gonna do any building. One came up last year near our cabin and, despite not having legal access from the road, it sold for like 25% over asking in 2 days.

    Could be a fun thread but with the dawn of internet viz and property data, most “good deals” will convert immediately to “market value” once they hit the net. But always curious to see some listings/locales that are ahead of the curve. Was looking at a property last week for investment that was super solid. Fucking thing went for 400k over all cash. Some dude 3000k miles away bought it without visiting.

    Pocket listings are a different story if you can scrounge them.

    I don't know if this is a good deal but I'd move here, paint the place one color, and build a large workshop and garage on the property if I was retiring age. Love the location and I was just was looking at this listing yesterday randomly.

    Yep, that area has a lot going for it, especially for a retirement place. Did Torrey solve their water issues? I can’t remember the details but the had some critical infrastructure needs a few years back.

    I just want a few hundred acres on a NNW face, mostly treed at 15-35° in a zone that gets ~300" a year. I can't afford it but that's what I want. Thanx.

    yea that is a nice area. I have a friend who is building a place in Kanab. I tried to steer him to Torrey. One of the few places I would recommend. Stopped and skied on my way through this spring.

    That’s the thing, you can’t even know if you can’t afford it because the pieces of hillside like that are never listed anywhere that can be easily accessed, let alone in a consolidated format that would allow one to view a large quantity of available hillside properties.

    I know that basin. It's far from accessible and under snow ~10 months a year. Very odd listing.

    You're right and it would be a good resource to have. I still won't be able to afford it though

    I’m not sure about deals but I do like to scroll through these listings now and then. Used to be mostly Vt,NH, and the upstates but they’ve got land in GA and TX now.

    For the jackson crowd this property is darn close to mine. This is listed about 60% less per acre than other properties in the hood and has power. Honestly not a bad deal for the good deals part of this thread. Probably under contract in a few days at that price point.
