    Or if he is still using a 70s-80s era model. Those things washed way better than any of the fancy dishwashers now the definitely require rinsing before putting into the machine. Whats the point of having one it you have to do half the work

    I was under the impression the real winner was the real estate agent. They pimp all the other houses that the perspective buyers are interested in and get their name out there.

    You're one in a million. Open houses do and always have existed solely for the benefit of the agent sitting inside collecting new prospective clients. I fucking HATE doing them. Huge waste of time, and after 32 years I have very low tolerance for the level of armchair-expert-douchenozzlery that walks in the door most of the time.

    I'm number 2 I guess. The last 3 buyers we've had (we move a fair bit) came to the Open Houses. 2 of the 3 came back after the Agent left to talk to us one-on-one. As always, YMMV.

    Allow me to differentiate between finding the house because of the open and mere attendance. I'm guessing they came but were aware of the properties through their broker. Many buyers attend opens so they don't have to have the broker along, or because it's more convenient than a keyed showing. It's extremely rare that someone stumbles on an open house of which they were previously unaware and ends up buying it.

    The difference is your buyers 99% would have seen it anyway without the open house. So the open itself does not attract buyers who were otherwise unaware of the listing. IE, the open was not the causal event in the sale, but a convenience. YMMV fo sho.
