    This place is across the street from me. 2/1 with no garage. The house next door to me sold for $830k a few months ago and is a 3 + loft/2 in MUCH better condition. Will be interesting to see if this thing actually sells.

    That's like a 40K house plopped on flat open 2.5 acres. Huh. I'm not familiar with the area - it is the proximity to Targhee that's the price driver?

    Can you subdivide that 2.5 acres ? What is the land worth WITHOUT that double wide ?

    ^Probably no chance of subdividing, but a good chance for tearing the house down and building a better one.

    18 months ago I looked at a 4 bedroom, 3500 sq ft custom built house on 3+ acres in Alta for $900k. I had mature landscaping, a pond and an oversized heated garage. It had been for sale for years with no buyers. That same house today would probably sell for >$3MM in two days.

    Definitely has potential.

    With the ramboard and lath and plaster cutouts it looks like someone is in the middle of replacing plumbing throughout, can't think of any other reason to demo in such a disconnected way. I detect some experience behind the demo cuts, everything is cleaned out down to the structural members and cut lines are straight. Makes for better, quicker cleaner repair work.
