    Yes. The double shower with the 12 ft tall glass on three sides bugs me. It's a very nice design. But bright nickle/chrome shower fixtures do not match the black hinges and black handles on the glass, which do match the black soaking tub. Thirty million dollar showcase homes are supposed to get these details correct.

    And I can't figure out the elevations on the pools. There are at least three levels, maybe four, and possibly five. For this I'd question the photography, if you're trying to sell a $35 MM home you want the pics to answer questions like this.

    There's this:
    Due to methamphetamine contamination, it has been tagged by the City & County of Denver. There is an ORDER TO VACATE/ACCESS RESTRICTED/NO TRESSPASSING NOTICE placed on the front door by Denver Public Health & Environment. Per the Notice, licensed and certified industrial hygienists verified and approved by the DDPHE are needed to bring the property into compliance. The current Inspection Company says the kitchen will need to be gutted and kitchen appliances replaced.
    But this stood out.
    There is a $32k lien owed the HOA that will have to be paid.
    Either the Colorado condominium lows are really weak or the HOA and-or their mgmt company have to be border-line incompetent to allow a fee backlog to get to this point. IME.

    No matter the other condo owners will get the bad end of this deal, their prop values go down -- or do not increase at the same rate as comparables properties -- they have had to make up for the missing $32k, and the intangible of crime and past bad actors hang over any sale.

    the auctions.com listing estimates $175k of debt outstanding, which is something - and perhaps a very depressing something - on a property that last sold for $160k in 2015.

    What a building. Done a few projects in there over the years and that place is absolutely riddled with asbestos. Even the areas that were supposedly remediated kept testing positive.

    Last time I was there, this happened as I was leaving. I was about 150 feet out the door when I heard it. On the phone with my wife and when I told her I had to hang up to go help she told me in no uncertain terms to get the fuck away in case the car had explosives.

    275+32+remediation. Double in price is inline then in that time frame.

    Speaking of mitigating hazardous materials...

    I've done some work in the local University's 1950's and 1960's buildings and they're just crammed with asbestos. The bad shit, too. It was always the same guy doing the mitigation work to clear out the asbestos before we could go in and do the remodel.

    He told me his secret was to bid the job ridiculously low so he'd get the contract, and then make his money on add orders because we couldn't go five feet in those places without running onto another shit ton of asbestos and then have to call him back in to clear it out. Dude was making a killing.

    It sure seems like an example of if a Condo HOA lets a few things pass or slip then negative effects quickly snowball and all the condo owners take a huge hit to the value of their assets.
