    Passive income?

Been listening to a lot of those financial independence podcasts lately, now I want me some of that passive income! Got motivated and am actually renting out some backyard/driveway space for winter storage. Underutilized space = income -- I'm on the way to a condo in Daytona Beach in no time!

What do you do for passive income? Rental properties? Dividends? Grow weed in the basement? I know there must be some moonlighting dentists in this crowd, there has to be...

Do you have insurance for that? Wise to check your liability.

I have muni bonds with my free cash.

OP. Growing weed in the basement would be active, not passive.
    Dividends are portfolio not passive.

My family does a fair amount of commercial real estate. It's not completely passive and things come up from time to time, but when all the units are occupied (some with 10-20 year leases) it doesn't take up too much time for the amount of income it generates. Takes a chunk of change to get in the game, however.

Have a rental house very close a university with 2 separate units. Also have 2 apartments in the basement of our house. But I must say it’s less than passive. But good money.
