Agreed. Water features are annoying; they always sound like a toilet is running somewhere.

It's missing the water slide down to the beach for the kiddies. Otherwise, not too shabby.

It’s gotta be 40-60 ft above sea level. If the sea gets that high anytime within your grandchildren’s lifetimes the world is going to be Fucked.

ah, I just clicked the link. From the single pic posted, it looked like it was right at the water's edge. Which of course was the intended effect of both the construction and the photo, and I got hoodwinked!

Super high tide, with the right winds could still fuck you up.

My best bud had a super nice estate in the Bahamas, about that high.

Hurricane Dorian with 180mph winds for 36 hours pretty much fucked Elbow Cay.

Well yea. Dorian fucked up everything the eye wall hit. Few structures are going to take 36 hours of 180 mph winds and basically none take the associated water.

I've never understood the breakfast nook - or the kitchen seating next to the casual dining area off from the formal dining area. How many duplicate areas do we need? I can only be in one place at a time!

Dining room for formal dining. Breakfast nook or island for quick eats and such.

Formal dining room is between the kitchen and dinette (that's what we called them in Michigan) on one side and the living room on the other. One window which is shaded by trees, so it's dark. Fine for dinner--we eat there most nights when we're in town. The breakfast nook--if you prefer to call it that--gets morning sun and has windows on 2 sides. Much nicer for breakfast. Most of the houses in our neighborhood are similar--breakfast room designed to catch morning light. But nothing beats the back patio for eating--breakfast, lunch, and/or dinner depending on the season.

So, the picture with the flatirons, was that taken with a drone? And there are no views from the house?

Drone yes. Flatirons views from most of the house and backyard, just not this week when photos were taken. Drone shot is about a year old.

Ah, smoke sucks. If I were you, I'd update the listing to at least mention the views if you can't get good pictures right now. So some jerkoff like me doesn't think you're trying to mislead about the views.

    Pimp house though.

Boulder real estate blows my freaking mind. 2.5 mill for a 1968 tract home with some trendy colors and good appliances. Get that paper and all but damn, that is nuts.

I've been back on a serious a-frame kick recently. @aframedaily is my new favorite IG account.

2.5 mil!? Fuck that shit. And you bought it for 1.2 3 years ago. That's complete horseshit. And spamming this thread with it, too.

Its the east coast of CA and the west coast of NY.

My father had the best advice when looking for a house, take that same home and drop it in Lincoln, NE or what ever other place bores the shit out of you, now what you spend? That and buy a south facing home in CO.
