TRPA Coverage Question
Tahoe/NorCal folks...
Situation: I am in the process of purchasing a property in the South Lake area and we are in escrow right now, disclosures have been sent over. The main cabin structure was built prior to TRPA coverage requirements and has been "grandfathered" in. The site assessment has a max coverage area of 623 Sq. Ft. but total existing coverage is 2520 square feet. This is all fine and dandy.
Question: If the existing structure is burned to the ground at some point in the future or was rendered inhabitable by some other act of god, would any new structures built have to be within the 623 Sq Ft coverage requirement or could I build something out to the current 2520 ft of coverage?Last edited by RockChalk; 07-20-2017 at 07:25 PM.

Contact a local RE attorney ASAP. Being in escrow is a tad late to be asking such a critical question.
My guess, and it is only that, is you will be screwed if it burns down.
I agree it is a constitutional right for Americans to be assholes...its just too bad that so many take the opportunity...iscariot

I had some friends who had six waterfront cabins in Carnelian Bay and sold them to a guy who built a humungous house in place of three or four of the little cabins, so shit like that apparently can be done.

How big is the lot? 623 seems ridiculously small for any "standard" lot size.
You can prob find your answer w some forensic googles but does seem a question for an RE Atty at this point

Is there a height restriction, ie, is the 623 the ground footprint or total ft2?

Just heard back from the TRPA, structure can be rebuilt to original coverage (2,520), in case anybody cares.
Game on! It has been a couple of shitty years living in Arizona and I'm chomping at the bit to be in SLT full time.
