A geodesic dome with a Chrysler emblem to greet people at the entry? And, you have to remodel it to make it livable with kids?? For starters, good luck on the resale of that place. Yeah, #3 with your own designed shop and 22 acres is looking better and better.
On the 70 acres where you build your own place, if you're considering it, check out what's required on the financing side. I believe you would have to cordon off the area where the house is as a separately owned piece of dirt, have it fully paid for (or have the full acreage paid for, then not separate pieces), then get a construction loan, then convert that into a fixed mortgage after the house is complete. And then, you still don't have a shop..... just sayin'.

What about buy the land, subdivide it, build two houses then sell one?

4 sounds like the coolest choice for sure - the freedom to build whatever you want, on a huge amount of your own land. 3 is probably what I would end up doing, it seems like the most reasonable choice... and ridgeline sounds awesome.
But think of how many more rustbucket trucks you could stash on 70 acres...

why buy so much ammo when you just take it from the dead?

Fyi, construction loans sound good until you add up the fees and calculate the total actual non-principal spend over the relatively short life of the loan.

The problem with a geodesic dome is the internal acoustics. You'll be banging the old gal and to the kids, it'll sound like you are right next to their head. Shit is freaky, especially when everyone's tripping their sack off.

This is, surprisingly, the correct answer.
After reading this, not sure why #4 holds much appeal. It's more acreage, but doesn't sound like it's very usable. #3 by a landslide.

I'd go with #3 off the cuff.
As usual, it depends on how much you and the girl can tolerate and what you think you want.
Building a house is a fine test of a relationship. Note that they can break if not durable (the relationship, not the house just in case there is any e-confusion).
In each case, some input is needed.
If #2 has any kind of site preference over #3, you can consider it, but is it worth all the hassle to fix the house?
I'd go for #3 since it will be easier to build a decent shop than fix a weirdo house.
#4 has a lot more unknowables, so again, off the cuff, I'd consider something easier unless you really want to build exactly the Home of Your Dreams. In which case, be sure to watch "Mr. Blandings Builds His Dream House".Merde De Glace On the Freak When Ski

The dome is interesting, but you don't buy a home like that thinking renovation. That's a "take it or leave it" in my book. You could throw partitions up, but that would kill the openness.
Option 3 is my vote.

Who really needs a shop??? I thought it was just par for the course to have 2-5 derelict vehicles sitting out back in the weeds up there.
I'd vote for #3 if you're sick of paying rent. I'd rather just build one big shop rather than having multiple out buildings. My dream was to build a nice, big shop and put some living quarters in it (one building to rule them all!!!). But I ended up buying a house with a shop and multiple out buildings for cheaper than I could build my shop.

#3 and the shop you want. Biking, range, potential back door skiing, and you don't have to fuck with building a house and a shop. #4 is you can subdivide and make money but doesn't sound like the situation. Yeah, #3.

#4 for sure.
You get the house you want, shop you want and a ton of acreage. Plus, you can build a damn near off the grid house saving dough down the road.I rip the groomed on tele gear
