    No shit. Not that I am well traveled in Texas but there is family in Keller. What a fucking strip mall the whole Metroplex seems to be. Luckily they live on a farm in the middle of subdivisions and my Uncle likes to drink and hang out in the barn. Also, I had some damn good sushi in one of those strip malls.

    I'm a never say never kind of guy, so I'll just say "not if I can help it." Seeing as I'm half way or better through my life and haven't felt compelled to leave the green, mountainous, river and alpine lake filled state that also borders the Pacific ocean yet, I'm guessing I'll probably never be forced to live there just to eek out an existence.

    I own a huge loft in a great area of a city and I pay $7000. a year. The value of my property is right around 7 figures. I am in a tax abatement area and have 5 more years left on the abatement. After that if I stay I think the tax bill will be around $11,000. I pretty much own it outright so at that point I am going to pack the tent and head off into the sunset.

    I mean, at $48K/yr. the mortgage and the taxes would be about the same. But you pay off the mortgage eventually, the taxes will never go away.

    I did not dig Beaumont. Really didn't like East Texas in general much. Seems a bit better going west and also down along the coast. Corpus was kind of cool in a way.

    I've known plenty of cool Texans. The problem is that, like S Carolina, the idiot brigade is large enough to result in some whack laws and elected officials. I cannot fathom living in Houston area.

    Heh. My uncle was a county judge in Orange for 40 or so years. My two cousins grew up there and somehow turned out quite well. He just retired this last year or so and they sold the place and moved up to their lake house on Rayburn.

    Wasn't aware that they built McMansions in 1958, when this was built. This is an MCM style house. You either love it, or hate it. Apparently most hate it. Out of all those areas you mentioned, SLC is the only place I would live, so I stand by my statement that it is in its own category.

    now, Dallas and Houston are not worth living in unless you have to(although highland park is nice if you have the cash, Houston is a sauna with nothing to offer unless you're a pro sports fan); but Austin and San Antonio are both great, especially the west side in the hills. I'd take those two locations over many places in CO and CA.

    sure, Texas has more conservative/right wingers/bible thumpers; but unless they're your next door neighbors; they have little to no affect on you. Anyone getting bent out of shape because the local govt and community leaders really have some personal issues. Most people you work with daily have no idea what you do with your free time and don't care, but the local govt does ? Only if you don't pay your taxes.

    You can't ski every day and an affordable house on a hillside with a great sunset over the hills is just fine to me regardless of what the local governor believes.

    If you want good schools and dislike sprawl, the right wing gubment directly affects your quality of living. Private school ain't cheap, and neither is buying an extra car to sit in sprawl traffic all day.
