    I don't get this impression.

I think the problem has something to do with what I call a financial gradient, where one has very wealthy people living (or staying) next to the rest of us working Janes and Joes. Vacation economies see this frequently with housing prices being driven up by out reach of area locals.

It's a real problem and I don't think that any observation of the problem is per se putting the onus of a solution on anyone or anything.

Some communities have zoning regulations in this regard and some owners either ignore the regs or get variances, which exacerbates the problem.

Some communities have 'affordable housing' programs to attempt to ameliorate the issue.

So rather than going down the usual road of casting nasties at each other for views with which we might disagree, first, get to the issue of whether it's a real problem.

I think affordable housing is a problem, so I try to manage my properties accordingly, either by not raising rents or by not renting at all. Admittedly, in the latter case, I'm missing out on a shitload of money.

So, yeah, I do think that zoning regs should be enforced and variances should be hard to get for residential neighborhoods.

I assume you shat in the hot tub. If you didn't that's annoying.

By allowing short term (AirBnb etc.) rentals in properties where short term rentals historically have not occured, you are increasing the supply. Basically, the long term and short term rental markets have merged. This has led to an increase in the market price for long term rentals because of the substitution effect of short term rentals.

Short term rentals are also realizing a competitive advantage versus hotels, motels, condos and other fully regulated historical short term rental properties. If all short term rentals (defined as <30days in my county) paid income tax on their business, paid commerical rates on their utilities, followed zoning regulations, paid the lodging tax, insured and mortgages their properties legally and generally conducted themselves is the same manner as their competition they would have increase costs and would act accordingly.

KQ, your smart and I generally agree with you. Don't come with this your either capitalist or socialist. Are you completely against regulation? Should your neighbor be allowed to operate a gravel pit? Can you open a restaurant in your home?
LOL @ gravel pit! They did and we shut them down. Operated 24/7 noise was unbearable! Hardly a good comparison. A party house (something that made as much noise as that gravel pit) whether a rental or owned is a nuisance in and of itself.

I've seen restaurants out of homes in small towns and B&Bs in neighborhoods.

I think you could probably say that about everyone in the US in some shape or form. Take the ACA for example.

Exactly. If public transportation wasn't subsidized a lot of people wouldn't be able to get where they needed to be.

It's getting to the point where more and more people cannot afford housing.

KQ was singing her praises to the free market.

I was speaking of private home sales as opposed to use of private property. I don't know how we got off on the subject of market failure (well actually I do but that wasn't what I was getting at). Currently, in the US, the goverment does not regulate the price at which a seller may sell their home . In that respect home sales are subject to the free market system as set fourth by the founding fathers.

To follow your logic, i was talking about rentals, so why are you talking about hone buyers... ?

My point is that the "free market" works until it doesn't. Public transportation is necessary because it would be to costly to operate for the people who need it to afford.

Same with agriculture... people gotta eat.

The housing market is starting to not work. Since homelessness is unhealthy, it maybe time for some changes...

Except in the case of Deed restricted housing that can only appreciate at a certain rate per year and in some cases must be sold to residents of the county or city. Regulated by the local housing authorith aka Government.

What's up with telemarketers spoofing local cell numbers? This is getting REALLY old. Every day, I answer at least 2 calls with a distinctly local number, and then I get the automated messages: "It's come to our attention that your vehicle's warranty is close to being expired..." Even Verizon has called me pulling the same trick, just to tell me that I'm eligible for a phone upgrade or that I can change my plan.

I swear, thanks to VoIP technology, it's become FAR too easy to do this.

I get tons of those too, mostly with same area code and first 3 digits of phone number. I don't answer any of them, or any calls from numbers not on my contact list unless I'm expecting it. If its a legit call they can leave a message and I'll call back. But none do. If I notice repeats from the same number I block them.

Tangentially: looking at the pool sked to find the kid's swim team has all lanes but one booked from 5:30am - 7:00am and from 5:30pm - 7:00pm. I do pay a membership...I'd like to use the pool at some point before my bed time.
It makes perfect sense...until you think about it.

I suspect there's logic behind the madness, but I'm too dumb to see it.
