    It (Deer Lodge) was a condo complex. It was also built so poorly that the owners were gladly willing to sell. It was also built in the same era as the condo complex in question and by the same crews and contractors.

    Regardless, buying out and demolishing the complex in question is probably impossible now as no one who currently owns would stand a chance at buying anything close to comparable in terms of access and location.

    But if the developer is working with the mountain, that's a tough enemy to have in a ski town. I lived in a condo in a smaller eastern resort for a while, and my landlord had a bit of a battle with at least one iteration of mountain management in part because they owned a large number of the units in the building and enough other owners were absentee, that they basically drove things their way (including less-than-arms-length property-management contracts, flagrant disregard of the HOA rules by the mountain, and such). Although it never actually happened, at one point there was talk of banning him from the ski area itself, largely because they found him annoying (they obviously couldn't keep him out of the condo building or the deeded accesses to it, but they could have banned him from the lifts and trails). There was more to it than just the HOA disputes, but that was one of the bigger sticking points.

    so, i guess thats (your quote) is in my favor since i didnt get complete info, im sure there's some law dog that can take that up for me .....and i can keep or sell the unit before teh next one is due (disclosing to any buyer), my determination will be to see what values are doing this season and after part of the wrap is complete....def did not get all the info from sellers (or agent), new an assessment was coming, but supposed to be $5K ) closed in late dec, got a bill for assessment first of Jan.....so there's that....

    Condo’s are usually “highest and Best use” of land, ie. most $/sq. ft.
    Current code usually will never let you build, what’s already there.

    We are currently planning a complete exterior remodel on a 21 unit Complex, that’s going to run at least $150K per unit. We could easily spend twice that, but we’re getting pushback from a couple of owners.

    Anyone looking to buy a condo, should always look at the minutes from the last few years of HOA meetings and the balance sheet for the operating and capital reserve accounts.
    Most capital reserve accounts are vastly under funded.

Because the world's ultimate fuckknob refused to pay his $5 ticket, claiming that "reasonable and prudent" was facially vague and therefore unconstitutional. The Montana Supreme Court agreed, so the legislature had to reimplement a speed limit. Fuck you, Rudy Stanko, you useless fucking cunt. As if selling tainted meat to school lunch programs wasn't bad enough.

    Those were good days. I went from Missoula to Billings with the cruise set at 125 the whole way. Only slowed down a couple times (passes, cities). Then that fucker ruined everything.

    I remember '83 or '84 when friends and I were driving from Missoula to Bozeman for the Cat-Griz game, drinking beers the whole way. We got pulled over for speeding. Cop looked at the pile of cans on the floor of the backseat, shook his head, handed the driver the $5 speeding ticket, and we were on our way.

    Edit: Actually back then I think it was a ticket for "wasting natural resources" since they didn't really have a speed limit. That was what they gave you if they thought you were going too fast.

    ^^^ Two good things about those $5 "wasting natural resources" tickets.

    1) they were not traffic tickets, so they did not go on your record or make your insurance go up.
    And
    2) they were technically a 1-day permit to waste resources (not a violation), so you could haul ass for the rest of the day. If you got pulled over again that day, just show the cop the previous $5 ticket and off you go.

    Then they went "reasonable and prudent" and the $5 tickets went away and you could do anything you want.

    Those were the days.

    Open containers used to be legal in multiple states, maybe a lot of them, and I think Montana may have been one of the last holdouts. Vermont didn't have an anti-open-container-while-driving law until 2001 or 2002, which I remember because I had assume there was one (since half the Maine Driver's Ed curriculum is "bad things related to drinking and driving"), and the week before I saw a news article about the law about to be effective, I had been sitting in traffic in a car with no AC, in hot weather, with cold beer calling my name from the passenger footwell. If I'd realize it were legal, at least one of those beers wouldn't have made it home.

    Relatedly, a lot of Vermont stores did, and maybe still do, sell singles from six- and twelve-packs. I was taught that it was important to always check a twelve pack before leaving the store to make sure it actually had twelve beers.

    I'm pretty sure the reason Montana ended the open-container policy was that the feds were threatening to withhold Federal Highway dollars unless open containers were outlawed. I still reference a lot of drives around here in terms of number of beers vs. hours (Bozeman to Big Sky is one tallboy for reference).
