If your windows support it, those U-shaped Midea ACs (costco sells some of them) are the nicest window units I've ever owned. Inverter units are so much quieter and they don't clunk on in the middle of the night. U-shape means it doesn't block out as much of your view and you can still open/close the window. I made an L-shaped screen to go around it so I can still keep the bugs out.

Roofers in Bozeman? I have had several reccos for Dennis General. I did get a quote last year from a different co and it was definitely a "We don't really want to do it but we can at this insane price" kinda quote.

Our house is not big, but I'm afraid we need a 3 layer tear off and to start from scratch which jacks up the price quite a bit.

The current roof is metal.....probably installed by a farmer sometime in the last 10 years OVER a layer of original wood shingles and asphalt. They didn't do it right and we knew that upon inspection. I want standing seam and want it done right, but not if it's gonna cost me what a luxury SUV costs.

Ouch!!! My dump is around 1100 sq ft and I did the roof myself back in 2008, just before a major hail storm. It is showing its age (35 year shingles? Yeah, right) and I was mulling over going standing seam as well. And the garage (850 sq ft) also needs replacement.

Once you can afford that, you no longer ask. You just pay a pro and it's done.

Pull that old roof yourself or hire some cheap labor. It's not hard, all that shit goes downhill. Maybe not if ya got a jacked shoulder or knee though.

It's easy as fuckall to put down a bomber metal roof. Common sense mostly, a little googling for the deets.
Might even put that high school geometry to work finally.

Put together a mag crew of laborers and I'll come up and ramrod that shit. Would need weed, alcohol and BBQ.

We got a bid from Ace Roofing for 10k to do our garage last year. I was like whaaat?? Ended up finding a guy for $3,300 who did a great job.

Also got a bid to demo and replace our front deck for 42k. Seriously??!! Ended up finding a guy who did both our front AND back deck for way less than half that price.

Lots of crazy prices being cast around these days just to see if you're a clueless rich nOOb who will bite. Buyer beware.

Holy fuck. I'm not in bozeman anymore but the guy I work with comes from a commercial roofing background and pretty much only does standing seam. I doubt it's worth coming over but what's the square on your roof? And yeah demo sucks but seriously a maybe 2 day tear off(which gets subbed out) and 2-3 day install depending on hips/valleys..for 70k...I know materials are expensive but wtf. Also new sheathing can be a can of worms though. But ime that's crazy.

I re-roofed 1/2 of my steep 12/12 roof alone when I lived in Flagstaff 100yrs ago at age 28. I tapped out halfway through and hired some laborers standing in front of Home Depot. They did the other half for $1200. Yup, $1200. That was in 2000.

Fuck roofing. I’m WAY too old now, and it sucked at age 28. Pay someone to do it right. Gotta be some reasonable laborers with skills around Bozeman?

The roof is 25 squares. I'm tempted to at least try the tear off myself with byates and maybe one other buddy of ours. I know that's not really that hard. Get a roll off and start ripping. I've done a big metal roof before with one other guy on a commercial building, but it was basically a giant T shaped building with one peak and two valleys.

It's mostly a simple smaller house but with a couple different sections of roofs over the second floor windows etc. Not sure how to describe it. Old farmhouse.

Will need to let my shoulder heal some more anyway.

Well don't start the tear off without a plan! Many contractors are "all or nothing" with the job. They want the low skilled profitable phases. 25 square is a fair sized job. And standing seam is really expensive. End of July is a bit of a shitty time to be pricing a roof.

Dudes are more tired than hungry. Smart contractors book to about 80% and fill in the other 20% with customers willing to pay a premium. Right now, that's you. Sell more work, get some Dandy's from Great Falls to sub to. That's the game.

Maybe fly a drone, take a bunch of photos and ask for "a free estimate" and let them know that spring is probably fine.

I forgot about your shoulder. Fuck that. Depending on the pitch and height all you're doing is hanging off a rope and using shingle shovels. If it's old enough to have skip sheathing than that's another level of shittyness for demo and you want to re-sheet with ply or osb. First thing I had to do was re-roof our house when we bought it cause no one would insure it. I re-sheeted and used shingles cuz I'm poor and it's easier to solo install. Roofing sucks and it's a pretty important place to not fuck up. I'm getting old but I bid out equipment for almost everything, it's safer and usually way quicker. I asked some of my bozeman contacts but I mostly know commercial guys and everyone had the same typical response "he's trying to re-roof now and didn't have it scheduled 8-12 months ago?"

Hope you can get something figured out!

P.s. make sure they are carrying the proper insurance as MT usually requires an additional rider for roofing. With construction booms it brings out the "hit and run" sheisters.
