Yup! I had a job interview for a top tier company in San Diego last year. Interview went well and then they wanted to talk salary. Ends up that even if it sounded good on paper, it was nowhere NEAR enough to pay for a decent home for a family there. Imagine having a six figure job and not even being able to afford housing. Only rich trust-funders (or DINKs) need apply I guess. Oh well.

Another issue that has reared its head is that you can choose the option of fixed payment with either a fixed or variable rate mortgage. So when the rates go up, you may no longer be paying down on the principle - which can effectively raise the amortization period from 25yrs to (from latest reports) up to 49yrs. And when the term is up, with no money paying down the principle, and if the prices start to drop, you become underwater and can not renew a new term with your lender.
Some people that rushed into the market with too little down, got a fixed payment, and priced their new home way too high in an over-extended market, are going to have a very rude awakening at renewal.
I would think that is new entries looking to buy their first home, but doesn’t sound far off.
Even without our equity in our current home, we could get back into our local market with our savings. But with about a decade left to retirement, no way would I enter into a 25yr or greater mortgage. We are still looking to upgrade to a bit more acreage, but the financing has to cap at a 15yr amortization. But so far everything is too expensive with too large of a house, or is a shit box that needs another $100k sunk in to bring it to our level of acceptable.

SO instead of getting a job & going full responsible on that mortgage I put half down and got the longest amortization/ lowest payment I could afford

I was in Canada last weekend and there was a story on TV about a couple that decided to sell their (normal sized) house near Toronto and buy a chateau in France for about the same price. They admitted they are stuck now if they decide they don't like living in a drafty castle. If they sell it they could never get the equivalent house they had before in Canada. Crazy shit.

i know a Canadian and AUZ couple from Bend ( far from bend) who one day asked them selves WTF are we living here and why don't we move to the colonies , they sell out, triple their investment in the Bend house and bought a house for a lot less $$$ in the ( what passes for) vibrant local downtown just a few blocks from both Craft brews

Mom & kids fluently bilingual. Dad comme ci comme ca. Places they saw in France weren't run down. Places in Okanagan less good while more expensive. They stayed in Richmond.
Obviously there were more issues/complications surrounding ex-pat-ing in France with kids, but Canadian real estate is bonkers.

Those deals are pretty much in the south of Italy and I prefer the north, so no deals for me, however, if I spoke the language I would consider living in Bergamo, Verona or maybe Sienna but that will never happen. The misses agreed to 3 months stays in Yurp down the road. Staying in Scotland for August, then the Netherlands for September and finishing up in Italy for October sounds like fun. Back in CA for surf season and winter in Mammoth. That would be pretty damn nice.

Bend has been pretty flat for the last 16 months.
2020-2022 was otherworldly though. Everything that was valued between $275k and $500k actually doubled in value in 2 years.
Now, $500k buys you 1,000 sq ft fixer or a brand new townhouse, and it scales up from there.
I still think it’s a nice place to raise kids, but you can certainly feel that we’re outstripping our infrastructure. The weird thing is that everyone knows it, but the momentum is already too great to stop. Overwhelmingly municipal leadership seems to be pro-growth with blinders to the growing pains.

My best friend from college bought a 5 Br 3000 SqFt house in the foothills of the Italian alps last summer for $70k. Old (basement dates to 1600's), but definitely in livable condition and had been renovated in the past decade. It is in a BFE village with no social life but is right on a river with rafting/kayaking and an hour from Alagna and is going to be his retirement home (he teaches in international schools). So a middle-path definitely seems like a good option there.

This'll play out the way things always play out here- the mormon deputies (it was very easy to confirm that they are openly and proudly mormon via FB) will get special treatment from the mormon prosecutor in Bonneville County. They'll get sentenced to community service that can be served at the Rexburg temple, loose their jobs in Teton County and then end up working as deputies in Madison County or Fremont County.
The mormon sheriff will keep his job, the state will continue to prevent the county from collecting enough tax revenue to provide for the basic needs of the county and we'll be unable to readily replace the deputies that leave. If we do find someone willing to put their life on the line for $20 something per hour, they'll be the same bottom of the barrel quality as the people who left.

But this is nothing compared to what was going on during Cooke's administration. Cooke's deputies committed dozens of felonies and it all got swept under the rug. Stealing from a dead person is bad, but the Froelich boys duplicated the keys to the evidence safe and lockers and just helped themselves to whatever they wanted.
Deputies were caught red handed with stolen cash and drugs. They also broke the chain of custody for every case that had evidence stored and the state attorney's office decided to give two criminal cops a free pass rather than retry a hundred cases again. Yes, even though the state was aware of accusations that dirty cops had been framing innocent people, they purposely hid the exonerating facts and let the real criminals walk.
Used to be, shit like this held us back from becoming "the next Jackson Hole" or whatever.
