Eh, there are a good amount of folks in the middle i think. The two extremes above tend to exist much more commonly in the public/nonprofit sector than in the private/for-profit sector IME.

Blame aside, there is enough to go around, bureaucratic inefficiencies and developer incompetence are baked in the cake. It part of the high cost of housing.
Locally, the municipal affordable housing projects have build costs about 30% above equivalent private projects.
Heads will explode when market rate apartments will rent for less than the affordable income restricted option.
Demand wise, shitboxes in my hood are selling for a million and any up valley condo for 600k or less is getting bought for cash.

My affordable projects are large 5/2 zero lot line stuff, so quite different than SFR, but these companies rely on tax credits and IME cost is very much considered throughout design (we VE to the cheaper design all over the place). I dont see why costs would be higher?

Because at least from what I've seen, affordable units generally have more standards than just a market unit (as you have to meet certain regs to get the grants/code etc.) and because fucking NIMBYs will be up your ass at every public review meeting and most city leadership is too cowardly to push back on their ridiculous demands.

Yeah, but these are pet projects. Ever seen a BOD try and pick granite, paint, appliances, approve exterior design? The GC and design professionals know this and charge accordingly.
If you've ever built a spec vs. built a custom you'd get it. Good decision makers are hard to come by.

Government should be offering tax credits and subsidies for private developers (who do this shit for their day job) to come in and build it, and that same govt should expedite their permitting process.

Jackson's population officially goes into decline. The only place where they build hundreds of new houses every year but the population actually declines by almost 2%. Not a town. It's just a storage facility for real estate portfolios.

Great news for outsiders like me, who just want to pass through Jackson as fast as possible on my way to the parks and national forest. Could you imagine traffic if people actually lived in those houses? Core Shot can always fly in his slaves, er, I mean, essential workers, from abroad.

Thanks to the housing shortage and instagraming vanlife douchebags, those dispersed car campsites are now designated site only and very tough to get. National forest rangers put a traffic counter on shadow mountain and there were 300-400 vehicles a day going up there vying for the handful of sites that open up. There's rangers up there every day and a host, writing down your plates.
Most places anywhere near Jackson, stays on national forest are now limited to 5 nights. If the rangers see you around too much, you'll be charged with "residing" on national forest lands, a misdemeanor, even if you are bouncing around between areas.
