It made sense to me that if I am offering 1k extra to the agent who brings a buyer more money grubbing agents with more buyers will show up to get that 1K so I would have been OK paying it and besides it would only be 500$ cuz I would be splitting it with the ex-wife
Ya ski bro's point was that people whine about the big commission but with the splitting of commission/ 1000$ a month for office fees/ gas & a vehical/ advertising any/all incidental shit,
1/8 of all those big commissions was what he figured he actualy ended up with at the end of the year
figured he had learned enogh by grade 10, he didnt waste time on education, and he was smart enough to build a ski area out of nothing with no money

Did you read my post? Of course the seller is the one paying the commissions. But how is hiring a buyer's agent and not getting a 3% price reduction still not costing you 3%? nickwm21 asked if anyone has bought or sold without an agent so I shared my experience. Carry on.
Exactly, that's why when I've paid 1% to get it listed on the MLS, I still offered 3% to the buyer's agent. It's their fiduciary responsibility to get their client the best price on the best house that meets their needs, but many agents will go with the deals that appear easiest to close and where they make the most commission. I've also had listing agents want to list a house for 10% less than I wanted (to make it quick and painless for them) but I insisted and still got full price.
Huh, so not all Boulims are a rip off and not all have terrible produce? That's good to know. So much of the food in the Driggs grocery store is expired or close to expired. The produce is also so, so bad. I try to buy produce at Barrels and Bins- quality is 10x and if you buy in season stuff it is often cheaper.
All of this sounds par for the course. My GF is half Japanese and one time when she gave her phone number and her last name came up the cashier started talking to her in fluent Japanese. My GF's family hasn't spoken Japanese in over 100 years so she had no idea what he was saying, but it was quite impressive TBH.
I can't imagine trying to sell Mormon doctrine to Japanese people in Japan in the age of internet. Talk about swimming up river...

We were floating the Teton a few weeks ago and pulled over for a bit. This broad with a poorly trained dog and a thick bro/brah accent comes around the bend and almost immediately asks where we're from as the dog is running all over people's shit. There were like 3 or 4 different answers to that question but she keys in on Jackson and remarks something snide like, "Woah, pretty rare to see those people over on this side." Little does she know 3 people in the group grew up in Targhee town lol. When we bounced the question back she said she was from somewhere else but living in TV for the summer. Fucking classic.
The assumptions that get made about people around here with nothing to back it up and the weight some people put on wearing their "local" card cracks me up. IME the first people to tell you they're a local are the ones who've lived here 0-5 years and have no meaningful involvement in the community.
On Broulims... the one in Idaho Falls actually isn't too bad. The produce section definitely sounds better than the one in Driggs. Though was never impressed with their meat selection, Albertsons was way better. And yea, expired food on the shelves all the time.
Speak for yourself. Gen X'er here and I was pulling weeds for my great-grandfather before I turned 10. Helped him pick cotton, too. And swap the pecan trees with a broom and gather them up in buckets. Sometimes he would give me a shiny silver dollar. Been pulling weeds all my life, it's quite satisfying. Now I pick mainly aspen shoots. Over and over and over.
I still have a few Hillman’s shopping baskets…
Damn, everyone hating on Broulims. Grocery stores in Ogden must be pretty bad because my wife and I think Broulims is nice.

There are literally 3 houses in Girdwood for sale right now , $1.2, $1.3 and $1.5m
Zero raw lots
Big Island: prices coming down , pretty much everything price reduced . $1.3 down to $1m
$100k lot down to $90 etc
I’m about to finish my house there $150k to build pure sweat equity hopefully still in high 500 range when done , cash refi , snag a cheap lot repeat …
And then I just looked at Smithers , looks steady , still high but quite a few listings on market

If I could throw $150k at my lot , drill well build house etc could be in $600k range … someday
Broulim’s is a LOT nicer than the King Scooper’s in Golden!
And way better than Hillman’s was, in reality.

I seem to remember you quit the RE market here, got out at a good time, I havent looked that closely but I think its down at least 10% from the high of a year ago but yeah more listings
my son just closed on 5 acres/ big house in PG he kept losing out on sales in that 700K class he finally snagged a good one his starter home sold in 5 days but it all sounded pretty stressful
King Soopers in Golden was my go to for staples for years. King Soopers was reasonably priced and never had expired food on the shelves. I'd argue that they were generally much better than Broulims.
I would usually try to buy produce and dairy products down the street at Natural Grocers. Natural Grocers was by far my favorite grocery store in Golden. Their produce was incredible and they had a solid selection of adventure snacks (stuff that you'd take out on a run or bike ride). I did a lot of shopping there.
