Should I evict these bastards?
1st day, the bitch complained about everything. I asked for a list of "fix its" and told her to wait 3 days for repairman. She then fucked with the plumbing in the basement, stripped a valve, and flooded the basement. Of course she denied it, and instead complained to the city on her 2nd day. Similar issues for 2 weeks, i fixed everything right away, or I should say, upgraded everything. Water heater etc.. 2k in receipts.
Then they get burglarized, and blame me for a faulty lock and threaten to sue me. Ive stayed away for 5 months, now the neighborhood is complaining about yard neglect. Maintenance is in the lease, their responsibility. They broke the lawnmower, so i went over to fix it. First they let me in the yard, then 5 minutes later start going ape shit i did not call 24 hr in advance.
Its like in the movies. Getting "taken". I feel they will sue me for harassment or something. I am preparing for war.
How much and long does an eviction take?

From time of filing til actual forced eviction, at least 90 days in PA by the time the wheels of justice spin. But you'll have to check the laws of Nghe-Beyul Khimpalung to answer that.

Do they have a lease? How much is the deposit? My guess would be they quit paying when you evict them.
Try a vacate notice before you evict them. You're "selling" the property.

I like the notice of vacate idea. Ive avoided selling this property because i didnt want it sitting on the mkt. But its pretty hot these days.
Wonder how that works.
1st day, i install the washer and dryer then leave. 5 min later, on the freew way on ramp, i get a text of panic. "your house is flooding". I go back, they did not center the washer basket, they still loaded it with clothes though, and let the water just run. I got text's like that for 2 weeks. I told them they could get out of the lease after the burglary, and after all their complaints. There hasnt been anything Ive not given or offered them. And its a 15 yr old house, never a problem before.

Time for eviction varies from state to state. Around here, it can be done in ~30 days, but that's quick. Your options for eviction also vary state to state, but you'll probably have a much easier time of it if they're behind on rent. If you're going to evict, do it quick; it'd suck to not get them out until the fall, because it's tougher to find new renters in the winter.
Above all else, document everything. Make them put every request in writing, and keep a log of what they say / when they say it / what action you take. Judges deal with a lot of evictions, which means they also deal with a lot of crazy tenants. If your tenants are as bat-shit as they sound, it shouldn't be too hard to win the judge over, especially if you're organized and professional about it.

maybe if you listed the place as a nuisance strategy the tenant would decide on their own to move even if it doesnt sell ?
Don't know about evicting a tenant just because you are selling and/or wanting to do work on the place ,don't you have to actualy sell the place ... I think you want to check your local laws
hereabouts when property is sold the LL picks up that last rent check on the 1st of the month , he gives the tenant notice the property was sold and they must be out in 2 months BUT they get the last month free

I have a default clause in my lease. 7 days if they do not comply with material provision etc of lease. Their is also a clause for maintaining yard "reasonably". The yard is a wreck, i spent 1200 replanting grass in the front, and they ran a busted lawn mower blade over it, basically rototillering the thing. When i went into the back, that's when they freaked. The dogs have dug tunnels I hear.
I wrote them a letter telling them to fix the yard, or let me do it.

A friend of mine is a slum lord. He has to evict non payers on a regular basis. His method?
He shows up with a plumber and removes all toilets from the unit and removes all exterior doors on the way out. Both items were removed "for repairs" It seems to work well. Of course his rent collector is a 250lb ex con.

i wish your friend was my landlord. he would be amazed at how much and where i could shit before i left.
i don't understand the washer flooding thing. i don't have any idea how a tenant could make it flood by loading it wrong. it seems like an installation problem, and given that it was the first load since you just installed it, like i said, i don't understand.
but as for your original question, it seems simple. if they are in violation of the lease because of the yard, and you want them out, evict them. doesn't really matter how long it takes since it's gonna take that long no matter when you start the process, and the process sounds like an inevitability.powdork.com - new and improved, with 20% more dork.

The basket sits on something when its centered. When its not sitting on it, its clearly off center, half of it leaning of to the side. Also, when you turn the water on you could see it just pouring behind the basket. To load a washer like that, then not even spend 30 seconds to observe the water missing the entire basket, is idiotic. To call me and continue to let it flood is negligent. If a light bulb went out, they would text me that the fuse box is broken pr the house needs to be re wired.
When it got cold, the garage door would stick. I ask to go change the tension knob myself when they refuse to themselves, they said to start fixing shit or else!! So I called in a garage door company, 99 dollars later I called the kid to ask him what he did? He said he turned the knob, took 5 minutes. First day it was over 80 degree's I had to spend 400 usd to put a litre of coolant in the AC! And I mean, the first day.
I am between jobs, I have a feeling THEY will start the legal shit. Total psyco's. If I had any liquidity, i would glady spend what ever it took to evict them and sue them for water damage. The worst water damage is another story I will spare you. In all cases they denied any wrong doing while the rest of us tried to figure it out, that led to more damage. I am definitely putting a do not touch pipes or valves in my next lease.

Two things. My parents used to own several rental units but people like you're describing pretty much burned them out and they have sold off almost all of them as a result.
Fuck yes. Get them out of your life, or at least put it in writing that they're abusing the property and making a nuisance of themselves constantly. It might help you down the line, which brings me to problem #2
Judging by their bullshit up to this point, when you go to evict them they will squat for as long as they can. You WILL lose months worth of rent.
Make sure you can afford to carry the note without them paying before you make rash moves. If you can sell the property from under them and make money at it, do it.
You've entered a world of hurt in which the courts are designed to "save" your poor tennants from your tyrannical iron fisting. Good luck man...

While I agree these guys sound like shitty tenants, and need to go, you sound like a whiny landlord. I have never observed my washing machine for 30 seconds after I turn it on. It sounds like the machine is fucked up if the basket can be that far off. It is not the tenants job to do repairs like fixing the garage door. Sure I would rather go out and turn the knob myself and be done with it, but it is not the tenants responsibility to make the door work, it's yours.
Find something in the lease they are clearly violating and evict them on that, and that only. Being whiny tenants is not grounds for eviction. Complaining about the AC on the first warm day is not legal reason to evict them.
Asshole landlords like MRW's friend is the reason we have so many lawyers. Sure jerk tenants are no fun to deal with, but it is part of doing business. If you are a slum landlord, you are going to have slum tenants.

i have never heard of a washer like that. there should be one basket (with holes in it to let the water drain in the spin cycle) and an outer tank that is fixed to the frame of the washer, and can't get off center. i still don't understand how this washer part is their fault. not trying to be an asshole (evidently, i don't have to try), but if you are going to take them to task on this, you are going to have to make believers out of people that don't understand.

Jesus, my point is: If you turned the washer on, and flooding begins. Turn it off? Use your own brain for 2 seconds.
The basket was off center from being on its side in the truck. To right it, literally took 2 seconds.
These assholes got burglarized, and when I called to check on them, they said it was my fault. Weak locks. Get a lawyer the guy told me or pay for the tv that was stolen. "weak locks"
Ill give you guys the benefit of not being their in person and my writing being sloppy.

Like he said. I gave up being a landlord and sold the house after entering that world and barely surviving the experience. It was right down to the wire, with the sherriff supervising the final move-out. The law is on the side of the scumbags, at least where I live. Make sure you can afford it, then get rid of them. If it works in the neighbourhood, fix the place up, raise the rent and look for a better class of tenant.
